What is a home inspection report?
A home inspection report records the visible conditions an inspector observed in accessible parts of a property. It includes photos, explanations, and recommendations for repairs or further evaluation. It helps you understand the home, but it is not a warranty or a prediction of how long every component will last.
What should you look at first?
Read the full report, including its scope and access limitations. Then review the findings that need prompt attention. A long list does not necessarily mean the home is in poor condition; the significance of each finding matters more than the number of comments.
- Safety concerns: Ask the inspector to explain the concern and any recommended specialist evaluation.
- Water entry or damage: Note the location, what was visible, and whether further investigation is recommended.
- Building systems: Review observations about the roof, structure, electrical, plumbing, heating, and cooling.
- Maintenance: Separate routine upkeep from repairs that need more immediate planning.
- Areas not inspected: Check for locked rooms, stored items, weather conditions, or other access limits.
Does the summary replace the full report?
No. A summary helps you find significant observations, but photos, explanations, and limitations elsewhere in the report provide context. Read both before discussing repairs or making decisions about the property.
What should you do after reading it?
Write down questions and review them with your inspector. Your real estate agent can help you discuss requests within your transaction. When a finding calls for specialist evaluation, arrange that evaluation with a qualified professional and keep your transaction deadlines in mind.
