What is a pre-listing inspection?

It is a home inspection arranged by the owner before listing a property for sale. We evaluate accessible systems and components and document what we observe. The report gives you a clearer picture of the home before conversations with prospective buyers.

The inspection covers the agreed scope, which typically includes the roof, exterior, accessible structure, plumbing, electrical, heating, cooling and interior. Areas that are blocked, unsafe or inaccessible may limit the inspection.

What can you do with the report?

  • Identify concerns that may warrant a qualified contractor evaluation.

  • Compare repair options before committing to work.

  • Organize maintenance and repair records for discussions with your agent.

  • Prepare for questions about the condition of the home.

An inspection does not guarantee a sale price or prevent a buyer from finding other concerns. Buyers may arrange their own inspection, and conditions can change between appointments.

Prepare the property for inspection

Provide access to the attic, crawlspace, electrical panel, water heater and heating and cooling equipment. Clear stored items where practical and coordinate pets, keys and access codes. Tell us about known concerns, recent work or systems that are shut down.

Ask about utilities and equipment operation before the appointment. We do not ask homeowners to operate unsafe equipment or attempt repairs to prepare for an inspection.

When should you schedule?

Schedule before listing when possible, with enough time to read the report and obtain recommended evaluations. If the home is already listed, contact us about your timeline and available appointments.

Common seller questions

Do I have to repair everything?

The report documents conditions and recommendations. It is not a mandatory repair list. Review your options with your agent and the appropriate professionals before deciding what work to undertake.

Does this replace the buyer inspection?

No. A buyer may still choose an independent inspection. A pre-listing report helps you prepare, but it does not control the scope or findings of a later inspection.

What should I share with prospective buyers?

Discuss the report and your disclosure questions with your real estate representative or legal adviser. Keep documentation of professional evaluations and completed repairs.
