Your Inspection Planning Checklist
Get the details ready, choose the right inspection, and leave time for the decisions that follow.
Know your dates
Write down the purchase decision deadline, closing date, builder milestone, or warranty deadline that applies to your situation. Leave room for the inspection, report review, and any specialist follow-up.
Gather property details
Have the full address, approximate square footage and age, property type, and foundation type if known. Note additions, detached buildings, and access restrictions.
Choose the inspection stage
For a resale purchase, request a buyer inspection. For a new home, confirm whether the work is ready for pre-drywall or final inspection. For a home you own, ask about maintenance or warranty inspection timing.
Confirm additional services
Identify any concerns about water, wastewater, air quality, or other specialized systems. Confirm what is included and what needs a separate appointment or provider.
Review the quote and agreement
Check the service scope, price, exclusions, access requirements, and appointment terms. Ask about report timing if a deadline is approaching.
Coordinate property access
Arrange access through the owner, agent, or builder. Follow the inspector’s preparation instructions. Keep entrances to equipment and inspection areas accessible when safe to do so.
Write down your questions
List known leaks, prior repairs, unusual noises, or items you noticed during a showing. Share relevant records that the owner makes available.
Read the report before deciding
Review the narrative and photographs together. Separate observed defects from access limitations and recommendations for further evaluation. Discuss transaction decisions with your agent and obtain specialist advice when needed.
