Multifamily Inspections: Two to Four Units

Buying or maintaining a two-to-four-unit residential property? Start with a clear scope and access plan. Legacy’s multifamily residential inspection helps you understand accessible building conditions.

Schedule an Inspection

Confirm the building and unit count

Our residential multifamily scheduler option covers two to four residential units. Provide the address, number of units, approximate size, building layout, and any shared equipment when booking. If the property has more than four units or a different use, contact us so we can direct you to the appropriate inspection service.

Coordinate access before the appointment

Arrange access through the appropriate owner or property manager for every included unit and relevant common or mechanical space. Tell us about occupancy, locks, pets, and restricted areas. Follow the applicable access arrangements with occupants. An inaccessible unit or system limits what can be evaluated and will be documented.

Understand shared and separate systems

Let us know about shared heating, water heating, electrical equipment, utility areas, or other common components. We inspect accessible structure and major systems within the agreed scope. The inspection is not a rental-license review, appraisal, engineering analysis, or determination of legal occupancy. Request those separate services when needed.

Use the report for property planning

The report’s observations and photos help organize further evaluations and maintenance discussions. Obtain qualified contractor assessments and repair estimates for budgeting. Existing maintenance records can add useful context. See sample reports and check our service coverage before scheduling.

Common questions

Can you inspect a duplex?

Yes. A duplex falls within the two-to-four-unit residential service. Confirm the building details and access to both units when booking.

What if one unit is unavailable?

Tell us before the appointment so we can discuss the access plan and limitations. The inspection cannot establish the condition of areas that cannot be evaluated.

Which service should I select?

Choose “Multifamily Residential Inspection (4 Units Max).” Call 984-212-9053 for properties outside that scope or questions about shared systems.
