Start with your warranty documents

Check the coverage periods, notice requirements, and submission process in your own documents. The “11-month” name is a scheduling reminder, not a statement that every warranty has the same terms. Share your deadline when booking and leave time for report review and any follow-up.

Bring the concerns you have noticed

Make a list of leaks, sticking doors, unusual operation, or other changes you have observed since moving in. Include dates, locations, and photos if you have them. Intermittent conditions may not occur during the visit, so your observations help provide context without replacing the inspection itself.

Document accessible conditions

We inspect the accessible structure and major systems within the agreed scope and report observed concerns and limitations. Arrange access to the attic or crawlspace entrance, electrical panel, and mechanical equipment. The report can support an organized discussion with the builder, but it does not decide warranty eligibility or require a particular repair.

Keep a record of the follow-up

Review the findings, ask us questions about the report, and use your builder’s required process for submitting concerns. Keep copies of correspondence and repair documentation. For ongoing upkeep after this milestone, consider an annual home maintenance inspection.
