Roof Maintenance: Follow the Water
A roof works as a system. Coverings shed most rainfall, details around intersections help manage transitions, and gutters and downspouts carry runoff away. Looking at the whole path makes maintenance questions easier to understand.

Observe without climbing
Look from a safe ground-level location for obvious changes such as missing roof material, displaced components, or debris buildup. Indoors, note new ceiling stains or evidence of water entry. Do not climb onto the roof to investigate. Ask a qualified roofing professional to evaluate concerns or perform work that requires roof or ladder access.
Look beyond the shingles
Roof intersections, penetrations, edges, and adjacent walls are part of the water-management system. A stain inside may not sit directly below the source of a leak. A roofer can assess the concern and recommend an appropriate repair; replacing an interior finish alone does not establish that the source has been addressed.
Include gutters and downspouts
Arrange regular gutter maintenance and repairs. Observe whether runoff overflows or collects near the home, and ask an appropriate professional to assess drainage concerns. Keep inspection and repair records
Record when roofing work occurred, which areas were repaired, and what the contractor recommended. Keep product and warranty documents rather than relying on a general statement that a roof is “new.” An inspection describes observed conditions; it does not guarantee a remaining service life or prove that every leak will occur during the visit.

Can you guarantee how long a roof will last?
No. Observed condition, materials, installation, maintenance, and exposure all matter. An inspection cannot guarantee future performance.
Does a dry ceiling mean there is no leak?
Not necessarily. Some leaks are intermittent or concealed. Tell your inspector or roofer about previous stains, repairs, and the conditions when water appeared.
