Water Damage: Find the Source, Plan the Repair
A water stain is evidence to investigate, not a diagnosis by itself. Roof drainage, plumbing, exterior details, and condensation can produce different moisture problems. Start by documenting what you see and arranging the right evaluation.

Record the conditions
Note where moisture appears, whether it follows rainfall or equipment use, and when you first noticed it. Photos and repair records help provide context. Avoid opening walls or entering unsafe spaces to investigate. If there is active water intrusion or a safety concern, contact the appropriate emergency or repair service rather than waiting for a routine inspection.
Consider more than one pathway
Moisture can enter through the roof or exterior, escape from plumbing, or collect as condensation. The location of a visible stain does not necessarily identify the source. Tell the professional about nearby fixtures, equipment, recent weather, and previous work. A qualified evaluation can help determine whether other trades or further investigation are needed.
Control the source before restoring finishes
Do not treat paint or a new ceiling panel as proof that a moisture problem is resolved. EPA recommends promptly addressing leaks and keeping gutters and air-conditioning drainage maintained. Watch the exterior drainage
From a safe location, observe gutter overflow, downspout discharge, and water collecting near the building. Share those observations with a suitable professional. Use an inspection as part of the record
A home maintenance inspection documents accessible conditions within its scope and can identify concerns that need further evaluation. Keep the report alongside contractor assessments and repair records, and ask questions when an observation or recommendation is unclear.
